Six factors, in rough order of impact:

  1. Home square footage and complexity — a 1,400 sqft cottage takes less exterior perimeter and less product than a 3,800 sqft two-story with a detached garage.
  2. Pest pressure and property setting — lakefront, wooded Piney Woods lots, creek-bottom streets and adjacent-construction properties run higher because they face more incoming pressure.
  3. Service frequency — monthly, bi-monthly and quarterly cadences price differently per-visit and per-year (see visit frequency).
  4. Initial vs. recurring — the first visit typically includes a fuller interior/exterior pass and often prices higher than subsequent visits.
  5. Add-on programs — termite protection, mosquito control, rodent work — each layers onto the base pest plan at a defined line-item rate.

When is the "cheapest first visit" a red flag?

When the standing rate afterward hasn't been quoted in the same document. Extremely low first-visit teasers can be genuine promotional pricing, or they can be a hook attached to an annual contract with a higher recurring rate and an early-termination fee. Both exist in this market. Always ask for the full annual cost — first visit plus recurring — before you sign.

What are the failure modes?

  • Comparing on first-visit price only. Get the recurring rate, the initial fee, and any add-ons in one number.
