How Much Does Termite Treatment Cost in East Texas?

The short answer From the field team

Termite pricing splits into initial treatment and ongoing coverage. Subterranean treatment (the dominant East Texas species) is different from drywood (spot or whole-structure). The initial depends on home size, foundation and infestation level — call for a quote; ongoing monitoring can ride on a monthly plan like SPOTGuard + Termite ($69/month).

What are the two parts of an East Texas termite bill?

Every legitimate termite program has two line items: the initial treatment and the annual bond renewal that keeps the warranty in force.

  • Initial treatment — the up-front work that establishes protection (soil-and-bait for subterranean, wood-and-void or whole-structure work for drywood). Priced on square footage, structure geometry, foundation type and species.
  • Annual bond renewal — the recurring fee that keeps monitoring, inspection and warranty coverage active. Much smaller than the initial; a modest annual line.

What drives the initial number?

  1. Home size and geometry — linear footage of the foundation drives soil treatment; roof area drives drywood work.
  2. Species and evidence — active infestation vs preventive protection; Formosan colonies often justify heavier bait station density.
  3. Whole-structure vs spot — drywood in a limited area (say, one section of trim) may be spot-treated; a widespread drywood infestation may require whole-structure fumigation.
  4. Access and complexity — crawl spaces, additions on different foundation systems, and hard-to-reach eaves all add labor.
  5. Coverage type — retreatment-only warranty vs retreatment + damage repair (see bond vs warranty). Damage-coverage bonds carry different underwriting and pricing.

What does the warranty actually cover financially?

This is the answer that matters more than the initial price. A retreatment-only warranty means the company re-treats at no charge if termites return — your home is repaired at your expense. A damage (repair) warranty means retreatment plus repair of new termite damage, up to a written cap. Same-sounding word, very different financial exposure. Confirm which one you're buying and read the cap in dollars, not vague language.

When does pricing look higher than a competitor?

Legitimate reasons: better warranty scope (damage repair vs retreatment), more frequent monitoring, plans that fold termite checks into regular pest visits instead of once a year, or heavier treatment on high-pressure properties. Illegitimate reasons: locked-in national pricing that ignores your home's specifics, or coverage structures that appear cheap upfront but escalate at renewal. Ask for the reasoning behind the number and get the annual all-in.

What are the failure modes?

  • Choosing on initial price alone — the annual renewal and coverage type matter more over 5–10 years.
  • Buying a subterranean-only bond for a home with drywood evidence. Coverage gap.
  • Letting the bond lapse to save one year's renewal. Coverage typically ends the day you stop renewing; re-qualifying an older home can require a full new treatment.
  • Skipping the paperwork walkthrough at signing. Read the exclusions, transferability, and species list.

How does Spot On price termite work?

Every quote is preceded by a full inspection so pricing reflects your actual structure, foundation, species and evidence — not a stock number. Our treatment uses a colony elimination system that targets the colony itself, and pre-construction treatments are available for new builds. For ongoing protection, SPOTGuard + Termite ($69/month) folds termite monitoring into regular pest service, which surfaces activity far earlier than a once-a-year check. See the program on our termite treatment page, and ask us about coverage terms before you sign.

Quick questions

How much does a termite bond cost annually in East Texas?

The annual renewal is typically a modest recurring line — much smaller than the initial treatment — but it varies with home size, coverage type, and whether it's bundled with home pest service. Ask for the renewal figure in writing at the initial quote.

Is fumigation always required for drywood termites?

Not always — localized drywood infestations can sometimes be spot-treated with wood-injection, foam or heat, depending on scope. Widespread attic-and-eaves infestations are the case where whole-structure fumigation becomes the standard approach.

Can I finance termite treatment?

Some providers offer financing partners; Spot On's current policy is to price the work honestly and discuss payment schedules directly. Ask us at the quote and we'll walk through options.
