Large language models like ChatGPT and Gemini are trained on a snapshot of the public internet — mostly through 2023, with newer models nibbling into 2024. That snapshot contains a lot of pest-control writing, but almost none of it is your zip code, this year. What AI has actually read:

  • Aggregator "national averages" from HomeAdvisor, Angi and Thumbtack — computed across all 50 states, weighted heavily to metro areas.
  • Listicle blog posts from national franchises reciting the same "$300–$550 initial + $40–$70/mo recurring" ranges the whole industry copies from each other.
  • Old forum threads where a homeowner in Ohio quoted a 2019 price for a job that looks nothing like yours.
  • National wholesaler prices for retail products — which have nothing to do with what a licensed applicator charges to apply them correctly.

What AI literally cannot know because it isn't in the training data: your home's linear feet of exterior perimeter, whether you have a crawlspace or a slab, whether the previous owner had an untreated termite hit, which of the 20+ ant species we treat is actually on your property, whether Lake Sam Rayburn's mosquito pressure applies to you, or what East Texas fuel + chemistry costs did last quarter. It's guessing across all of that. The result is a plausible-sounding number that has no relationship to your house.

What actually goes into a real pest control quote?

Here's what I'm measuring, in order, on every inspection walk. If a company doesn't touch most of these before quoting, they're not writing a quote — they're guessing.

Home size — square footage AND linear feet of perimeter

A 2,400 sq ft two-story with a small footprint often has less exterior perimeter than a 2,000 sq ft sprawling ranch. The perimeter is what actually gets sprayed and treated. I measure both.

Pest identification — species, life-cycle stage, evidence of nesting

Ghost ants need protein bait; odorous house ants need sugar bait; fire ants need broadcast granular; carpenter ants need dust into wall voids. Four species, four different chemistries, four different prices. A single-price 'ant control' line item means somebody's guessing.

Existing pressure vs. preventive

Active infestation with visible activity in multiple rooms is more work than a preventive quarterly. I document what I actually see and quote accordingly — no phantom emergency pricing when there's no emergency.

Access issues — crawlspace, attic, dense landscaping

A pier-and-beam home with a 24-inch crawlspace takes longer than a slab. Overgrown shrubs against the foundation add time. Attic rodent work with insulation blown over the joists adds an hour. This shows up on the quote as a line item, not a surprise later.

Home age & foundation type

Pre-1970 pier-and-beam homes have more crawlspace touch points, older weep-hole patterns, and often uninsulated attics with more rodent runway. Post-2000 slab homes on modern construction have fewer entry points. Not a huge line-item, but real.

Any pest company that quotes you without walking those eight factors is quoting a package that doesn't fit your house. It might still work — but you'll pay for something you don't need, or worse, miss coverage you do.

General pest control is where AI's numbers are closest to reality. The specialty services are where the pricing goes completely off the rails, because those services vary by method, warranty, and property specifics that a language model can't see. AI's usual answer: "$200 for rodent control."

  • Snap-trap-only rodent visit (rarely enough — traps catch what's already inside; another rodent enters the same hole next week): $150 – $300.
  • Full rodent exclusion + trapping + sanitation (identify entry points, seal with hardware cloth + rodent-proof foam, set traps, decontaminate droppings): $650 – $2,400 depending on crawlspace and attic scope.
  • Attic insulation replacement (after heavy rodent contamination): not always needed, but priced separately if it is.

AI's usual answer: "$60 to $120 a month for mosquito service."

Why our $60 inspection matters (and why "quotes" are a red flag).

We charge a $60 inspection fee. It gets waived in full if you book service the same visit. Some people push back on that because every third pest control ad says "quotes!" — so let's talk plainly about why that's not what it looks like.

A real inspection is a 45–60 minute walk of your property with a licensed technician. That technician:

  • Measures your exterior perimeter and total conditioned square footage.
  • Identifies entry points — weep holes, HVAC line penetrations, foundation cracks, garage seal gaps.
  • Documents pest evidence with photos — mud tubes, droppings, trails, live activity, harborage.
  • Walks the crawlspace or attic when accessible — where the real problems usually are.
  • Writes the quote on the spot and hands it to you before leaving. No "we'll call you back."

That takes an hour of a licensed tech's time. It costs us fuel, insurance, wear on the truck, and the labor of someone I'm paying a real wage to. Sixty dollars covers that — it does not cover our marketing budget.

Companies that offer truly quotes are doing one of three things: (1) sending a commissioned salesperson instead of a technician, (2) planning to recover the free visit through high-pressure upsell in the driveway, or (3) baking the free-quote overhead into an inflated initial service price so it feels free but isn't. None of those are honest with your time or money.

If we walk your property and it turns out you don't need service — or you want a couple days to think it over — you keep the written quote, we keep the $60, and there's no follow-up pressure. That's the arrangement.

Because we don't know what we're pricing until a licensed technician walks your property. Pest control isn't like an oil change — a 1,850 sq ft ranch in Lufkin with a mild ant issue and a 3,200 sq ft home near Lake Sam Rayburn with active termite pressure aren't remotely the same job, and no honest number can be pulled out of the air. A 45–60 minute walk gets you a written quote on the spot instead of a bracket.
Is the $60 inspection fee credited toward my first service?
Yes — the $60 is waived in full if you book service the same visit. If you decide not to book, or want to think it over, you keep the written quote and there's no obligation. We don't do bait-and-switch renewal pricing either; whatever's on the written quote is what we charge.
Do you charge more for a larger home or a longer exterior perimeter?
Yes, because larger homes take more time and product to treat correctly. But we scale by linear feet of exterior perimeter (which is what we actually spray), not by square footage alone. A tall two-story with a small footprint often has less perimeter than a sprawling ranch with the same square footage.
Do SPOTGuard members ever pay for re-service between quarterly visits?
