The four line items
- Trapping and removal — snap or capture traps, placement in observed activity zones, service visits until the population is out. Priced per visit or per service window.
- Exclusion — this is the highest-leverage line item and the one that varies most. Sealing every roof-line and utility opening the rodents used — soffit gaps, gable vents, roof returns, plumbing boots, garage seals, utility penetrations — with rodent-proof materials (steel wool or copper mesh core, not just spray foam). Priced by scope: number of openings, roof geometry, ladder work involved.
- Sanitation — recommendations for airtight food storage, garage cleanup, tree canopy trim; sometimes contamination cleanup of soiled attic insulation (specialized service).
- Monitoring — periodic checks after removal + exclusion; often bundled into ongoing home pest service so the attic gets a look at regular intervals.
Why doesn't cheap "poison in the attic" solve it?
Because poison in an occupied wall or attic creates a dead-animal-in-wall-void problem that no service can reach, and it doesn't seal a single entry point. Every trapping-only or poison-only rodent job produces temporary relief followed by a repeat call. The exclusion step is what makes the result stick — that's why the industry-standard sequence is inspect → trap → exclude → monitor.
What drives the exclusion number?
- Number of entry points — one soffit gap is a modest fix; a full roof-line pass with plumbing boots and gable vents is a project.
- Roof geometry — single-story vs two-story with steep pitch changes ladder time and safety gear.
- Building age and materials — older stucco or wood-eave homes take more careful work than newer construction with intact soffit systems.
